No! Mirador San Jose is a residential project in harmony with ecology.Sewage is treated through a bio-digester house. This water will be reuse for irrigation of green areas, parks, etc.The sludge solids are broken in the bio-digester; changing it in an organic compound, and reused to fertilize the same green areas and parks.
What happened if I have a reason can not make my monthly payments?
Mirador San Jose can make agreements for the buyers that have temporally difficult to pay. We can help you to sell your lot if is necessary.For other cases of default, we hold our right to the mortgage that is the recovery of the property.
Are the Titles like in Canada?
Yes it’s look alike, in Ecuador the properties get, like in Canada the Titles, which are registered in the Land Titles Registry of Montecristi’s Municipality.However in Ecuador, transactions mediated by lawyer, not by a notary public.In Ecuador, the notary public verifies documents.
Can I buy a lot if I am not in Ecuador?
Yes, within any problem.If you are buying by cash, we have a lawyer to be your representative to buy; and he can sign for you, but the property will have you name.If you are buying by credit, you have to sign the mortgage. Is this beach dangerous?
No but we recommend you don’t stay so far of the beach; because the sea will be strong. Occasionally there are very good waves to the surf.However the beach is very safe, large and quiet.
Can I have pets?
Yes, you can have pets with leash. The owners should be responsible for collecting the droppings of these, for the welfare and tranquility of other owners of the urbanization.
Are there trees in the urbanization?
Mirador San Jose will be a wooded residential site. To date, we have planted at least 5000 trees, palms, flower, shrubs, etc., on the streets, avenues, parks and green areas. And we have to plant more.Also, when you buy a lot, you acquire the compromise of plant one tree for every 50 square meters of land.This commitment ensures more than 8000 trees planted, only by the homeowners.

The urbanization will have watchmen in main entrance and the beach. Additionally we will have more people to make security walking around the urbanization.
Is this project only for foreigners?
No, for now the 50% of our sales are national people like lawyers, doctors, teachers, judges, police, politic, etc.
What is the composition of the soil in the project?
There is a combination of topsoil; clay and sand.
I have to put fence in the lot?
No; only if you wish you can put.
Is there water?
Untreated water may be used for washing, irrigation, showers, sanitary facilities, etc.For human use, we suggest installing a water purification system, which will be available directly in the urbanization.The installation and maintenance service will be also available. The other option is to buy distilled water for use, will also in urbanization.
